Re-roofing your home
How to tell if you need a new roof
If you have a property that you think may need a new roof or at the very least a repair to some of the tiles, we can help.
We have extensive experience in re-roofing pitched and flat roofs. So if you're in any doubt as to whether you need a new roof or just a repair, you can have a read through this quick checklist on 'signs to look out for' or call our roofers to check the condition and we can give you an honest recommendation if the roof needs a full replacement or if a repair would suffice.
Your roof performs one of the most important functions in your home – keeping the weather out. So when your roof gets to the end of its life you need to replace it, before it starts letting the weather in. And when it comes to protecting your building, it’s always better to be safe than sorry. That’s why we recommend hiring a professional for any roof-related issues. DK Roofing specialise in helping customers choose a suitable replacement for their existing roof, as well as guaranteeing that it will perform its function for many years to come.
Whatever the size, type and complexity of your current roof, we can help you!
Should I re-roof my home?
You may be tempted to re-roof your home using DIY methods if you're on a tight budget, however, this type of project is one to leave to the professionals because it’s hard work and it’s not without dangers. Our professional roofers wear safety footwear with good traction because of the danger of falling and specialist clothing to protect us from nails. So due to the high rate of fatalities in the construction industry that occur from falling, we would always recommend using a professional roofer for any projects like this.
5 signs you need a new roof
1. Light coming through in your attic or loft
If you can access the roof space, check to see if you have light penetrating your loft. If you can see light shafts coming through, this may be a sign that you have missing tiles or cracks in the material covering your building or structural problems. Cracks may start small but if left untreated they can lead to big problems including water damage from a leak or vermin entering your home.
2. Age of your roof
Roofs can last 10-100 years before they need replacing. We appreciate this is a massive difference in age so how long does a roof last will depend on how it was built and what materials were used. For instance, different materials have different life spans.
- Flat roofs using asphalt have an average life span of 10 years
- Wood shingles have an average life span of approx. 30 years
- Flat roofs using rubber or plastic have an average life span of 40 - 50 years
- Steel tiles have an average life span of over 50 years
- Clay tiles have an average life span of 40 - 60 years
- Slate tiles have an average life span of 50 - 100 years
- Concrete tiles have an average life span of 50 - 100 years
- Copper tiles have an average life span of up to 100 years
3. Leaky roof can be a sign of needing a new roof
If you have water coming through your ceiling and you know it's not a burst water pipe, then it could be missing tiles, missing lead work, damaged flashing round chimneys, etc. But to be sure we would recommend that you call us to check your roof completely.
4. Sagging roof lines in older properties
A sagging roof could be due to structural issues in your building or deep water damage. If your roof simply needs more stability in your loft or attic, our professional roofers can install extra rafters or struts. But if the issue is that your roof is too heavy for your home, we can replace your roof using a lighter material. Both are feasible options that will help your roof last for years to come. If your sagging roof is due to deep water damage, you will need to replace it.
5. Moss, mould or fungus on roof
Moss, mould and fungi originate from excess moisture on your roof. Due to this, the best way to deal with these issues is often replacing your roof. However, if the moss is only on the exterior of your roof and hasn’t made it into your home, a deep cleaning should suffice. In either case, we recommend asking our team at DK Roofing to take a look for you.
