How do I know when it's time to repair my tiled roof? 

There are many signs that could indicate that it’s time to repair your tiled roof. One of the most common warning signs is a leak. If you notice water coming through the ceiling, it might be time to get a roofer out to take a look at your roof. They will then advise if you need roof repairs, and what the cost will be.

A second sign that your tiled roof needs roof repairs is when you see tiles dislodge or tiles that are cracked. This can happen due to age, or because of extreme weather conditions such as heavy rainfall or high winds.

If you see an abundance of moss or algae, then it’s also worth investigating the quality of the tiles to see if there’s any damage.

How much does it cost to repair a tiled roof?

This can depend on how badly damaged your roof is. If the roof repairs involve swapping out a few broken tiles then this can be done quickly and easily so long as the right replacement tiles can be sourced.

If, however, there is structural damage from a water leak or rotting then the cost could easily be several thousands of pounds. New roofs, while expensive, can be a better option if there is considerable damage to your existing roof.

Can I replace the roof tiles myself?

In theory, yes, you can so long as you have an understanding of how the tiles attach to the roof and the right equipment to access the broken parts of the roof.

In reality, we don’t recommend doing it yourself for a number of reasons. Firstly, without the right equipment and experience, being on a roof to undertake roof repairs can be very dangerous.

Another reason to not replace roof tiles yourself is that there may be additional work required that you aren’t aware of. Broken roof tiles can lead to water leaking into the roof, and this can cause issues with other parts of the roof such as the felt or lining.

If repairs on these other parts aren’t carried out then there’s a risk of further damage or a build-up of mould inside your home.

It’s worth investing in having professional roof tilers do the work for you.

How easy is it to find replacement roof tiles?

This can depend on how old your roof and your roof tiles are. The design and style of tiles have changed over the years, making it harder to find replacement tiles for older properties.

Will roof repairs impact my fascias and soffits?

No, they shouldn’t. Your fascias and soffits should not be impacted by any roof repairs or any roof tiling work that we perform.

If, however, you have experienced loose tiles falling away then damage may have been caused to other parts of the roof, including other tiles and possibly the fascias and soffits.

While it’s unlikely that broken tiles can lead to repairs needed on fascias and soffits, we always inspect the roof in full to ensure that other parts aren’t damaged as well.
